Do you have an STR?
The City of Tybee Island defines a Short-Term Rental (STR) as an accommodation rented for transient guests for less than 30 consecutive days. If you have an STR you must have a certificate. STR certificates are valid from January 1 through December 31 each year and must be renewed annually between Jan. 1, and March 31. During this three-month renewal period, the prior year certificate will remain valid.
NOTE: The March 31 deadline has been extended to May 31, 2026.

To renew an existing STR certificate, you must complete the New/Renewal STR Application and an Occupational Tax Certificate (OTC) Application or Exemption Form.

There are exemptions available to OTC requirements under State law and City ordinance. If you are exempt under one or more sections of State law or City ordinance, please complete the OTC EXEMPTION FORM below. If you are exempt, you will submit this form with your STR application without further need to submit OTC documents.
The Short-Term Rental Authorization Letter is required if you have changed management companies or are using a new management company. It is also required if someone other than the property owner is submitting the application on the owner’s behalf. If you self-manage and there has been no change in management, this document does not need to be completed again.

Monthly Occupational Room Tax
Short-term rentals are required to remit a 7% local Occupational Room tax to the City’s Finance Department by the 20th day of the following month. Monthly tax returns are required to be submitted even if no taxes are due.

Yes, all of the information must be completed to prevent any delays in processing the application.

No, you do not have to complete the application personally. If you sign the Authorization Letter the manager or management company can complete the application on your behalf.
- I currently have an STR certificate but had a long-term lease in the previous year. Do I need to complete the current year STR application?

Yes, you must complete the application in full and indicate that you have a long-term lease.
- I currently don’t have an STR certificate, can I apply for a new one?

The City will not issue new STR certificates to properties located in R-1, R-1B or R-2 zoning districts. If your property is located in a zoning district other than R-1, R-1B or R-2, please fill out the STR application.
